What are Disbursements?

Disbursements are third-party costs required to complete your conveyancing. Think of them as official checks and certificates we obtain to ensure settlement is completed correctly.

Examples of disbursements include:
- Land title registration fees
- Strata levies certificates
- Council and water rate certificates
- Property searches
- Settlement agent and processing fees

Typical disbursements: $500 – $800 +GST

If disbursements are likely to be higher than usual (for example, due to the specific type of property), this is discussed with you in advance.

When Do I Pay?

In most cases, fees and disbursements are finalised at settlement as part of the settlement process.

That means you can typically:
- get your contract reviewed
- ask questions
- and move through the buying process

…without needing to pay large legal fees upfront.

In the rare event you change law firms mid-transaction, any disbursements already incurred will need to be paid at that time.
FAQ

Common Pricing Questions

Everything you need to know about our billing process.
Do I have to pay anything before settlement?

In most cases, fees are finalised at settlement. If anything needs to be paid earlier, we’ll clearly explain it upfront.

Why is off-the-plan more expensive?

Off-the-plan contracts are often longer and more complex, with additional conditions and timing considerations that need careful review.

Why is there a separate cost for disbursements?

Disbursements are third-party costs (official certificates and searches) that are required to complete settlement. They’re not legal fees, and they can vary depending on the property.

Do you charge for contract reviews?

Our conveyancing service includes up to 3 contract reviews within a 4-month period as part of the fixed fee.

This allows buyers to review multiple properties before securing the right one.

When do I need to pay the legal fees?

In most cases, legal fees and disbursements are finalised at settlement as part of the settlement process, unless disbursements were incurred at the beginning.

This means buyers typically don’t need to pay large legal fees upfront while searching for a property.

If you do not purchase a property at the end of the 4-month period, an invoice will be sent to you for payment instead.

What are disbursements?

Disbursements are third-party costs required to complete your conveyancing.

Examples include:

  • title searches
  • council and water rate certificates
  • government registration fees
  • settlement processing costs

These documents help confirm the legal status of the property and ensure settlement calculations are correct.

Are there any hidden legal fees?

No.

Your legal fee is confirmed upfront when you request a quote. We aim to keep pricing clear and transparent so there are no surprises later in the process.

$1,600 + GST + disbursements
